We acquire a wide range of development sites through our dedicated land acquisition team, from period properties to brownfield land. Our focus is always the same: to enhance the landscape and create places that leave a lasting impression.

  • A ground-up new build is the complete construction of a property from an empty plot through to a fully finished home, built to your design and specifications.

    1.⁠ ⁠Planning & Design

    We work with you and your design team to finalise drawings, secure planning permission, and agree budget, scope, and programme.

    2.⁠ ⁠Groundworks & Foundations

    The site is prepared, services are brought in, and foundations are installed to support the structure.

    3.⁠ ⁠Structural Build

    We construct the main structure—walls, floors, and roof—followed by windows and doors to make the building watertight.

    4.⁠ ⁠First Fix

    All internal systems are installed, including electrics, plumbing, heating, ventilation, and insulation.

    5.⁠ ⁠Internal Build & Plastering

    Walls, ceilings, and staircases are formed, then plastered to prepare for finishes.

    6.⁠ ⁠Second Fix & Finishes

    We install kitchens, bathrooms, flooring, joinery, and complete all decorating.

    7.⁠ ⁠External Works & Landscaping

    Driveways, patios, drainage, and external finishes are completed to finish the property externally.

    8.⁠ ⁠Handover

    Final inspections, testing, certification, and snagging are completed before handing over your new home ready to move into.

    Walls and ceilings are repaired or rebuilt and plastered, preparing the space for finishing.

    Installation of kitchens, bathrooms, flooring, joinery, and all decorating works.

    We complete snagging, testing, and a full clean before handing the property back ready to use.

    4.⁠ ⁠Specialist First Fix

    Updated electrics, plumbing, and heating are installed sensitively to minimise impact on original fabric.

    5.⁠ ⁠Restoration Works

    Original features are repaired or reinstated, including sash windows, plaster mouldings, flooring, and brickwork.

    6.⁠ ⁠Finishes

    Breathable materials and period-appropriate finishes are applied, ensuring the property maintains its character.

    7.⁠ ⁠Handover

    Final checks, snagging, and a careful clean are completed before handing back a restored, character-filled home.
